Project Details

In a city where new apartment buildings span whole city blocks, and one building can include hundreds of units, 101 Broadway blends seamlessly into the fabric of the neighborhood while offering a boutique residential experience. Located directly across the street from the Capitol Hill light rail station, this underutilized lot previously held a 1-story commercial building. Maximizing the proximity to transit, as well as the opportunity to continue the Broadway retail corridor, the building capitalizes on a compact footprint by building up, integrating 44 units over 2,800SF of retail space and four parking spots.

Inspired by turn of the century architecture, 101 Broadway features a strong yet simple aesthetic with clean lines and timeless materials. Drawing from the character of the surrounding neighborhood, the building’s fenestration patterns were carefully crafted to acknowledge nearby historic architecture, while dark brick grounds it firmly in a modern aesthetic. Strong lines and formal symmetry celebrate the verticality of the structure and highlight its position at the crest of the hill, while various facade treatments help to break up the massing and scale from the pedestrian perspective.

The development is adjacent to the new Sound Transit Capitol Hill Light Rail Station, Seattle Central Community College and Cal Anderson Park, providing an easy commute to employment in the downtown core, education and outdoor recreation opportunities, and all points along the light rail line.
